The interest rates on our trust deed investments out perform the current stock and money market sectors. Terms on our Trust Deed investments range from one to five years. Our minimum investment requirement is $100,000.

 


 

What can you expect from us?

When we have an investment which fits your criteria, we will fax or email you a one page summary with the loan terms, property description and information on the borrower. If you want to see the property you can call for the address. If you are interested in possibly investing in this trust deed

all you need to do is contact us and a complete package with all the information we have on the property and the borrower is on its way to you.

 

What can you expect in your investment package?

 

v  We will give you the story of why this borrower is seeking a privately funded loan

v  A full appraisal with color pictures of the property and the comparables

v  Financial information of the borrower

v  Preliminary Title Insurance Report

v  A copy of the Trust Deed and Note

v  A California Mortgage Loan Disclosure

v  Escrow documents for your signature

What happens next?

v  Sign and return the investor disclosure and escrow documents in your package

v  You wire your funds to a licensed title insurance company to be held for escrow

v  The title insurance company will cause the trust deed to be recorded on the property

v  A licensed escrow company will disburse the funds according to the escrow instructions

v  Upon the recording of your investment at the county recorders office, you will receive a

     closing package; fire insurance endorsement, original trust deed, original note secured by

     the deed of trust and a lender's title insurance policy along with an initial interest check

v  You may service and collect the payments yourself or we will refer you to a licensed 

     independent loan servicing company, who will service your loan for a small fee*

v  We are available to answer any questions throughout the lending process and for the term

     of the loan

 

* If you are not a frequent trust deed investor or not versed in the collection laws for the State

  of California, we feel it is in your best interest to have a professional independent licensed loan

  servicing company handle the collection for you.
